Home Buyers Club Program Overview
The Minnesota Home Buyers Club (“Home Buyers Club” or “the Program”) is an educational and incentive-based program designed to help prospective home buyers prepare for and successfully complete the purchase of a residential property.
The Program is owned and operated by The Feland Real Estate Group (“Program Owner”), who is:
A licensed Mortgage Loan Originator with Executive Mortgage Brokers, LLC
A licensed Real Estate Agent affiliated with Bridge Realty, Inc.
Home Buyers Club Credits – Important Terms & Conditions
1. Use of Both Services Required
Home Buyers Club Credits have no cash value and may only be redeemed if the participant uses both of the following services through the Home Buyers Club Program:
Real estate buyer representation provided by Robert Feland (through Bridge Realty, Inc.), and
Mortgage loan origination services provided by Robert Feland (through Executive Mortgage Brokers, LLC)
If either service is not used, no credits may be redeemed, transferred, or substituted.
2. Maximum Credit Limit
The maximum total credit that may be applied toward a transaction is $1,000.
Participants may earn more than $1,000 in Program credits through activities, milestones, or participation.
Credits earned in excess of $1,000 have no additional cash or financial value and may not be redeemed, carried forward, transferred, or converted into any other benefit.
3. Source & Application of Credits
All Home Buyers Club Credits are:
Provided solely at the discretion of the Program Owner
Funded from sources determined exclusively by the Program Owner, which may include:
Brokerage commissions
Marketing allowances
Lender credits
Other lawful compensation sources
The method, timing, and form of credit application (e.g., closing cost credit, lender credit, or commission credit) are determined by the Program Owner and must comply with all applicable federal, state, and lender guidelines.
4. No Guarantee of Approval or Closing
Participation in the Home Buyers Club:
Does not guarantee mortgage loan approval
Does not guarantee acceptance of an offer to purchase
Does not guarantee the successful closing of a real estate transaction
All mortgage approvals are subject to underwriting, lender requirements, credit, income, assets, property eligibility, and applicable laws.
5. Credits Subject to Compliance & Lender Approval
Home Buyers Club Credits:
Are subject to all applicable federal, state, and local laws
Must comply with lender guidelines, including limits on interested-party contributions
May be reduced or eliminated if necessary to meet compliance or underwriting requirements
If a lender or regulatory requirement prohibits the use of credits, no cash alternative or substitution will be provided.
6. Non-Transferability
Home Buyers Club Credits:
Are non-transferable
May not be assigned, sold, gifted, or shared
May only be used by the registered participant on their own primary transaction unless otherwise required by law
7. Independent Decision-Making
Participants are encouraged to:
Seek independent legal, tax, or financial advice if desired
Understand that participation is voluntary
Make informed decisions regarding real estate and mortgage services
No aspect of the Program is intended to pressure or obligate a participant to proceed with a transaction.
8. Program Modification or Termination
The Program Owner reserves the right to:
Modify, suspend, or terminate the Home Buyers Club Program
Change credit rules, limits, or eligibility requirements
Update these terms at any time
Any changes will apply prospectively and will not retroactively affect credits already redeemed.
9. Equal Housing Opportunity
The Home Buyers Club is offered in compliance with Fair Housing laws.
Participation and services are provided without regard to race, color, religion, sex, handicap, familial status, national origin, or any other protected class.
10. No Legal or Tax Advice
The Home Buyers Club does not provide legal or tax advice.
Any questions regarding tax consequences of credits or incentives should be directed to a qualified professional.
